From Enquiry to Homeowner: The Step-by-Step Appassionata Process

How our smooth, well tested, fully supported approach makes owning a luxury home in Italy much simpler than you might think

Becoming an Appassionata homeowner is a dream for many, and we’re often asked exactly what the process involves. How long does it take? What’s included? Is it complicated?

The short answer is: it’s straightforward, personal and fully guided. Continue reading to discover how we help you feel confident, informed and excited from your first enquiry to your first glass of wine in your new home.

Your first enquiry πŸ‘‹πŸ»

Everything starts with a conversation. Whether you’ve discovered us through online searches, social media or word of mouth, we take the time to understand what you’re looking for. This includes your travel habits, personal and property preferences and ownership goals.

At this stage, there’s no pressure. We’re here to answer questions, share information and help you explore if Appassionata is the right fit for you.

Initial call and property information πŸ“ž

If you’d like to know more, we’ll arrange a short call to walk you through the details of our new project and resale properties. You’ll receive information regarding availability, pricing, residency calendar and running costs, and details of the purchase process so you can get an idea of how our tried and trusted structure works.

This is a great time to ask all your questions. We’re happy to talk through the legal framework, how Appassionata fractional ownership works, what is included in your share, and the attributes of the different villages where our homes are located. We can organise for you to speak to one of our many happy owners, and we will encourage you to come and visit the area.

Optional discovery visit ✈️

The best way to get a feel of Le Marche and our Appassionata homes is to experience them in person. We invite interested parties on a Discovery Visit, which includes:

  • The chance to meet with a member of the Hobbs family, the founders of Appassionata, to ask any questions you might have.

  • Assistance with finding the best local accommodation.

  • A personal tour of our properties and the surrounding areas.

  • Lunch or dinner in one of the many excellent local restaurants.

These visits are laidback and commitment-free. They are designed to give you a taste of La Dolce Vita in Le Marche and to help you feel comfortable and confident before making a decision.

Securing your share πŸ”’

Once you’re ready to proceed, we’ll guide you through a simple buying process.  We will prepare the legal paperwork and subscription agreement to allow you to purchase your share.

The full legal pack will include the company Articles of Association, Management Agreement, Rules & Regulations and an β€˜Information Document’ that simply summarises and explains how the legal documents work. We follow the format laid out under European Law, which is all about protecting you, the purchaser. Not all Fractional Ownership businesses follow this required practice so please be aware.

We have worked with highly trusted legal partners, based in London, to ensure everything is clearly explained and legally sound. The entire process is managed in English, and you won’t need to fly to Italy to complete the paperwork (unless you want to!).

Once you are happy with everything, and all your questions have been answered, we will send you the documents to sign digitally, using the legal signing service DocuSign. A very simple, and effective process that we have been using for many years. Once signed the completion funds are sent to our bank account, and the purchase is completed.

Appassionata will then send your Company Membership/Share Certificate, and you are added to the Members Register. You now own your Italian holiday home.

Ownership and welcome πŸ—οΈ

You are now officially a part of the Appassionata family. You’ll receive welcome information from the Management Company, confirming the residency calendar, access details and everything you need to start planning your first stay.

We’ll support you with local recommendations, especially dining options and local experiences, and anything else you need to get the most out of your new home

Ongoing support and community πŸ«±πŸΌβ€πŸ«²πŸΎ

Appassionata ownership is about more than just bricks and mortar. You’ll be joining a close-knit community of like minded owners who share a love of Italy, family, food and culture…. Oh, and wine 🍷 of course.

Our team is always on hand to help with bookings, local tips and any questions along the way. We stay in touch year-round to make sure your experience remains seamless and personal.
