Il Riposo has been lovingly restored into an elegant three-story home. Situated in the village of Patrignone and only a short drive from the coast and mountains, the perfect location for a holiday home – and unusually for a townhouse - an amazing swimming pool. Living on a quiet, cobbled street in a medieval hamlet in Italy is a great way to fully immerse yourself in the best Italy has to offer.
Facing towards the Adriatic Sea, the early morning sun washes over the garden and pool throughout the day. There is a surprisingly large walled garden with open views to the rolling countryside and hilltop towns. The swimming pool is on the lower level, the perfect space for sunbathing and relaxing.
The upper level provides the perfect spot for alfresco dining and entertaining. The large, open living area and four double bedrooms provide plenty of space to accommodate family and friends.
This lovely borgo has a wonderful history dating back to the 13th century when an ‘enormous’ miracle was alleged to have taken place in the village. Built on a rock surrounded by two gorges in the 12th century the borgo is famous for its church tower and small picturesque narrow lanes. At 250mt above sea level the views are spectacular. During the 15th and 17th centuries Patrignone was an important cultural centre. The painters Martino and Giacomo Bonfini, Francesco and Giacomo Agnello as well as the sculptor Desiderio Bonfini were famous artists based in the village. In 1486 Antonio Bonfini was appointed as historian to the Hungarian court of King Mattia Corvino.
A supermarket is a 5 minute walk through the village and has a full range of lovely fresh produce to create amazing home made dishes and pick up your morning pastries. The villages of Montalto and Montedinove are a few minutes drive away and have a lovely selection of restaurants and bars. Grottammare is the nearest coastal resort, about 20 minutes drive away, and has a large variety of amazing restaurants, beach clubs and things to do.

Patrignone and the Surrounding Area
Nestled in the gentle hills near Patrignone, just outside Montalto delle Marche, this enchanting corner of Le Marche offers a lifestyle defined by beauty, authenticity, and effortless access to both mountains and sea. It’s a place where time slows down, landscapes open wide, and every view feels like a postcard. Blending into the very fabric of this beautiful hamlet, Il Riposo is aptly named, ‘the Retreat’, taking on the wonderful personality of this quiet, historic artists’ colony that dates from the 15th Century.
Patrignone itself is a hidden gem—an atmospheric hamlet with deep historical roots, once part of the wider network of fortified rural settlements that protected the area. Today, its quiet lanes, stone houses, and sweeping views create a sense of timeless calm. Life here is peaceful and private, yet never isolated. During the 15th and 17th centuries Patrignone was an important cultural centre. The painters Martino and Giacomo Bonfini, Francesco and Giacomo Agnello as well as the sculptor Desiderio Bonfini were famous artists based in the village.
Just a few minutes away, Montalto delle Marche provides everything you need for daily living, wrapped in charm and history.
Montalto is a vibrant and welcoming town, known for its elegant historic centre and its connection to Pope Sixtus V, who elevated the town’s importance during the Renaissance. Walking through its streets, you’ll find beautiful piazzas, historic palazzi, and a strong sense of local pride. The town offers a selection of independent shops, artisan food stores, bakeries, and weekly markets, where you can buy everything from fresh produce to regional specialties.
Cafés and small bars are at the heart of daily life here—perfect for a morning espresso, a leisurely lunch, or an evening aperitivo. There’s a genuine, lived-in feel: locals gathering in the square, conversations spilling out onto terraces, and a rhythm that invites you to slow down and enjoy it all.
Nearby, the hilltop village of Montedinove adds another layer of charm. Officially recognised among Italy’s most beautiful villages, it offers narrow stone streets, breathtaking panoramic views, and a calendar of lively festivals celebrating local traditions and produce.
And then, just a short drive away, the Adriatic coast opens up at Grottammare—one of the most elegant seaside towns in the region. Here you’ll find palm-lined promenades, sandy beaches, and excellent seafood restaurants, along with a picturesque historic centre that climbs gently above the sea.
The area is a haven for food lovers. From rustic agriturismi in the hills to refined coastal dining, you’ll discover exceptional local cuisine—handmade pasta, truffles, fresh seafood, and outstanding wines such as Rosso Piceno. Every meal reflects the richness of the land and the warmth of its people.
For those drawn to an active and outdoor lifestyle, the possibilities are endless. Scenic walking and cycling routes wind through vineyards, olive groves, and sunflower fields, with views stretching from the Sibillini Mountains to the sea. You can spend your morning exploring historic villages and your afternoon swimming in the Adriatic—a rare and perfect balance.
