Answering those Awkward Questions… You May Not Want to Ask
A completely transparent look at how Appassionata ownership really works
Buying your dream Italian property should be an exciting experience, but it also brings questions.
Some are obvious and practical, some might seem like you should already know the answers, and some feel downright awkward to ask.
But our team believes that transparency builds confidence. So, here are a few, potentially uncomfortable, questions that people often think about before getting in touch, along with clear answers to help you understand how everything works.
How much is a share, and what does that actually include?
Shares in Appassionata homes range from €60,000 to €170,000, depending on the property. That investment gives owners between 4 and 5 weeks of exclusive residency in their chosen home each year, with the exact number depending on the property and share structure.
The purchase price also includes legal fees and full support from the Appassionata team throughout the buying process, making the experience clear and straightforward from the very beginning.
Ongoing costs are shared between owners and cover everything from maintenance and insurance to cleaning and property management. The homes are fully furnished and professionally maintained, so everything is ready for your arrival.
What happens if I change my mind after signing the contract?
Buying a property abroad is a big decision, and it’s completely normal to want time to reflect once everything is signed.
That’s why Appassionata includes a two-week cooling-off period after contracts are signed, and in fact is a legal requirement under European law. During this time, buyers are free to step back from the purchase without consequence if they decide it is not the right decision for them.
It’s simply a way to ensure that every owner moves forward feeling confident and comfortable with their choice.
How many people do I share the house with, and how does scheduling work?
The residency calendar is structured so that owners enjoy their weeks of exclusive use of their chosen home each year, with the exact number depending on the property and share structure. Many homes are based on a 1/10 share, which provides five weeks residency per year.
The calendar is organised well in advance and managed through a clear scheduling system, making it easy for owners to plan their visits and coordinate travel. This rotating system means everyone has the opportunity to experience their home in spring, summer, autumn and winter.
Many owners also enjoy the flexibility of experiencing different Appassionata homes , either through the internal owner network or by purchasing additional weeks in another property that catches their eye.
What if something goes wrong with the house, who handles it?
One of the biggest advantages of the Appassionata model is that owners never have to worry about managing the property themselves.
Our dedicated, family-run team takes care of everything behind the scenes, including maintenance, cleaning, utilities and general upkeep of the home.
If anything needs attention, it is handled professionally and promptly, ensuring the property is always ready to welcome owners when they arrive. Our houses are all within 30 minutes of the Appassionata base so you know its the family who will be looking after you.
What happens if I want to sell my share later on?
If an owner decides they would like to sell their share in the future, the process is straightforward.
Appassionata regularly assists with resale shares, helping connect existing owners with interested buyers from their database, through marketing and social media. Appassionata can be appointed as your agent of choice to sell your share and we have concluded over 20 resales in the last 17 years.
Because the homes are part of an established portfolio and community, resale shares are often an attractive option for new buyers who would like to join Appassionata without waiting for a new project.
Still have a question you’d rather ask privately?
Buying a home in another country naturally comes with questions, and we believe the best conversations are often the most honest ones.
If there is something you would like to talk through, simply get in touch with the team.
We are always happy to answer questions, explain how the process works and help you decide whether Appassionata could be the right fit for you.
